Planning
Good planning starts with good base data. LV Ranch Estates planning
started with a boundary survey (the first ever for the property) and an aerial survey of 16 square miles of the ranch to secure 4' topographic information. With "topo info" we sited the roads around hills, left undisturbed environmentally sensitive areas, and identified and preserved the very best home sites.
Another unique planning element is the 100' wide road rights-of-way. These extra wide ROWs permitted in-the-field road alignment adjustments to avoid and preserve specimen trees. As a result the plan subtly integrates roads into an unspoiled environment. The unpaved portions of the ROWs also double as horse trails.
Finally, the roads gently turn, frequently; slowing traffic and highlighting surrounding views, rather than a horizon of pavement.
Roads
LV Ranch Estates roads were built to endure. They start with a compacted sub-base of native material. Then an 8" thick aggregate base course (commonly known as AB or ABC), hauled 30 miles from a county approved material source, was placed over the 15+ miles of LV Ranch Estates roads. The roads were then double chip sealed for a smooth, paved, dust-free finish.
Utilities
Electric. We installed the electric lines underground along the roads to each ranch estate, keeping the horizon free of unsightly power poles. Electricity is provided by APS, Arizona's largest electric supplier.
Telephone and Internet. Working with CommSpeed, we had dedicated equipment installed on nearby Sullivan Buttes, to deliver throughout LV Ranch Estates top quality wireless digital phone and high-speed internet service. CommSpeed is the nation's largest privately held provider of high-speed wireless internet services and maintains a network operation center in nearby Prescott Valley.
Water. We mean it when we say this Williamson Valley real estate near Prescott, AZ is blessed with abundant groundwater. We drill a new domestic well on every LV Ranch Estate. Well yields average about 70 gallons per minute, many, many times more than a family might conceivably use. Available water can realistically support irrigated pastures, vineyards, orchards, and even a swimming pond.
Gates and Fences
LV Ranch Estates entrances have electronically activated gates. Access is achieved by entering a unique PIN into the access keyboard, by using an available remote signal device, or by applying a unique UPC vehicle decal which is automatically read by the scanner at the entry.
The entire perimeter of LV Ranch Estates was re-fenced. Both sides of the entry road as it traverses Las Vegas Ranch were fenced with cedar posts and stays salvaged from Phase I and II road clearing.
